What’s the Average Timeline for Relocating?

Housing Market Headaches Now Hurting Rental Market

The fierce real estate market is now having an impact on renters as well

The past year or so has been a trying time for would-be homeowners. Some of the quickest rising prices in history along with a shrinking number of options made it difficult for many hopeful buyers who didn’t have enough cash in hand to pay on the spot. As prices start to come back to reality and a bit more inventory has hit the markets, home buyers might start to see some relief.

There are three main factors that are likely to contribute to rental prices rising over the next year:

1) The Return to “Normal"

It might not be the “old normal,” but people all over the country seem to be grasping the concept of the “new normal” with work from home being an option for many jobs. Many companies hope to get their office buildings reopened after the latest COVID-19 variant has slowed down, while other companies will remain working from homes permanently. The second factor creating more renting competition is how the hot housing market trends of 2020-2021 have changed the mindset of some buyers. With such sky-high prices to purchase a home, many buyers dropped out of their purchase searches and signed leases to rent. Many are doing to “wait out the market” in the hopes of a cooler market in the future. These prospective “homebuyers turned renters” have placed additional pressure on rental demand. Until these future home buyers stop renting to continue their search, renter numbers will stay higher than usual.

3) Wage Increases & Renewed Confidence

The third factor for predicting a rise in rent prices is wage increases across the country. Additionally, as restrictions end around the world, many younger workers are moving to for job opportunities in growing economies. Many states are raising the minimum wage and large companies like Amazon and Costco are willing to pay more in order to fill positions that were vacated during the pandemic. Landlords see rising wages and increased demand for their properties as a reason to upcharge on rent prices, especially in desirable and high-demand markets.

With rising rent prices and increased competition to get into rental units, what can renters do to secure an apartment? First and foremost it is important to be open, honest, and in clear communication with significant others or roommates. Rental units come and go quickly, so the key here is to be ready when a property becomes available. 

 

It is also equally important to have finances in order. Most rental properties will require some sort of security deposit down to even start the move-in process. Try to have enough cash stored away for deposits in order to move quickly. Landlords will usually always ask for proof of income from potential renters, so try to keep the two most recent pay stubs handy when applying for apartments, single-family homes, and other rental units. When budgeting, it is best practice to have the amount of first month’s rent and any renters insurance coverage ready to go. 

 

Cleaning up credit history, if possible, is another great way to outshine other renters. Applicants with the strongest financial background will oftentimes be considered first when units become available. 

 

One last tip, reference letters can be helpful too. Asking a past or current landlord to write a letter stating the excellence of the family or individuals renting can go a long way in the application process with the owner or manager of the newly desired rental spot.

In 2018 the US government put limits on individual state and local “SALT” tax deductions for income tax filing purposes. Virtual Destination Services: Ideal Solutions for our Virtual World

Virtual destination services provide transferees with the tools and resources they need to navigate their relocation from a distance. Many GMS clients have transferees who benefit from using convenient formats and technology. In today’s virtual world many processes are changing to ensure health and safety during the COVID-19 pandemic. As a result, transferees have access to new tools and resources to assure a successful relocation.

GMS spoke with Ann Hinch, International Destination Service Manager at GO Destination Services, who agreed to share her knowledge and expertise on this topic.

Three Convenient Formats for Virtual Destination Services

For services such as searching for schools, finding homes, and getting to know the new location, there are three convenient formats:

  1. Real-Time Community Video

Live video lets transferees review specific areas, discuss their interests, and share their preferences. The local destination contact provides direct communication on specific points and can answer questions that may arise.

  1. Webinar Presentation and Consultation

Transferees access a 1-on-1 presentation through a web-based platform. They also receive consultation for their destination needs.

  1. Custom Pre-Recorded Video

A personalized video is recorded and shared with transferees. They are then free to review the recording at a time that is convenient to their schedule.

Ann notes these virtual destination services are a terrific option for transferees and their family members. The services provide benefits such as:

Example #1: Home Finding

Finding Homes

GO Destination Services has helped many clients find homes utilizing resources such as real-time video, webinar presentations, and consultations. One example is a recent transferee who was relocating from Canada to the U.S. West Coast for her job. Pre-pandemic, she would have flown to her destination city for a pre-move tour and to view available properties a month or more before the date of her move. However, that was complicated by the fact Canada is imposing a mandatory 14-day quarantine for anyone arriving from outside national borders, including residents returning from the U.S. – this would have created a delay for her local preparations toward her final move.

Video Conference

To solve this, one of GO’s area consultants in her destination city put together a virtual presentation that included an area tour and orientation, as well as video and information about potential homes she had selected ahead of time, and went over these with her during a real-time video conference. She was able to ask questions, discuss the properties with the consultant, and ultimately chose her new home – all without leaving the country. GO then assisted with the lease review and signing, inspection, and arranging landlord repairs before she arrived, lessening the stress of her move-in date.

Ann notes the recommended service length for home-finding is eight hours.

Example #2: School Search and Consultation

Families moving with children often have specific needs for their home, location, and schools. Transferees using virtual destination services to find a school participates in a virtual search, support, and coaching sessions on school choices. These services include:

  • Initial consultation/needs assessment for service personalization
  • 1-on-1 personal consultation
  • Appointment-setting services
  • Extensive and thorough question-and-answer sessions through phone and video

Area Tours

Some of GO’s clients use virtual services for area tours for potential new hires at the interview stage. Candidates who are doing video interviews with clients and cannot travel to the destination city are connected to GO. Then they are afforded the opportunity to talk with a local area consultant. The consultant inquires about their preferences and other items of importance when considering a new job and relocation. Using that information, the consultant and GO prepare a web-based platform presentation highlighting local attractions, services, and even rentals – using such tools as video, mapping features to virtually “move around” the city, and, of course, opportunity for question-and-answer time.

Settling-In Services

Other virtual services include assistance with settling-in steps. When the Social Security Administration first closed offices in March because of the pandemic, it was not allowing applications for new Social Security cards for international work visa holders. Later, some locations began adding the ability to schedule in-person appointments even with offices still closed. Many offices will not allow area consultants to accompany the transferee inside for appointments; a number of those even require the transferee to call and schedule their own appointment. In these instances, the consultant offers instructions and support to the transferee through the process, including being on standby by phone or video during the application appointment.

What Should Employers Do About Virtual Destination Services?

Employers should leverage virtual destination services. This will provide transferees with easy to use resource that also promote health and safety in our virtual world. A Relocation Management Company (RMC) with knowledge and experience will help employers understand how to how to access a wide range of tools and resources to meet their relocation program’s needs. As a result, transferees and their family members will have peace of mind. Their relocation process will also be smooth and successful.

Pet Relocation from the Pet’s Perspective

Pet relocation needs are often considered after an employee has accepted a position. If your company has new hires and transferees who are planning to relocate along with their pets, there are many points to consider. For example, housing at the new destination, household goods move logistics, and transportation options should be top of mind. Has the employee thought about their pets? Could pet relocation be as simple as opening their car door? Why not let their pet jump in the back seat as they ponder a long drive?

From a pet’s perspective, relocation may be fraught with confusion. Certainly costs may be involved, and there may be specific veterinary requirements such as current vaccinations. Before employees start making decisions, it is important to know the specific requirements their pet must meet, and what they may experience during a pet relocation.

Health and Vaccinations for a Pet Relocation

Many states require that pets have proof of current rabies vaccination from a licensed veterinarian. For example, the state of Florida maintains this requirement for dogs and cats 3 months of age and older. However, other states may require an official certificate of health. Requirements across states vary, and should be investigated prior to the pet relocation.

The United States Animal Health Association (USAHA) publishes a list of each states animal health officials. Additionally, USAHA publishes a list of sovereign territorial animal health agency members for the Navajo Nation and the Commonwealth of Northern Mariana Islands. It is important to contact the appropriate state agency at the destination. You should verify the most recent requirements for pets moving to the new location.

After the Veterinarian Visit, What is Next on the “to do List” for a Pet Relocation?

Once the employee’s pet stops giving them guilt-inducing looks following the most recent visit to the veterinarian, the actual logistics should be considered. What is the best option to get the pet from their current home to their new home? There are a multitude of choices, each with its own advantages.

Automobile

What could be easier than a nice drive with a pet? Consider how long the drive will be. Is it an hour, or is it several days? An hour, or even a few hours, might be easily doable for the employee and their pet. From a pet’s perspective, this might be their optimal choice for their pet relocation.

Now imagine yourself in the back seat of your car for several days. Would you feel comfortable and happy? Remember traveling for a day or two (or more) will also require stops at night. Hotels may accepts pets, and may charge extra for this convenience. Safety is also an important consideration. Each transition into and out of the car may provide an opportunity for a missed leash or a losing grip. Groggy pets might be susceptible to a fall as they exit the car. As a result, a pet may not prefer long trips in the back seat of their owner’s car.

Air Travel by Carry-on Luggage versus Cargo

Pets that can travel by air in carry-on luggage must be small enough to fit beneath the seat. Cats, small dogs, a rabbit, and similar small pets may be able to travel this way. Service animals and emotional support animals generally do not need to meet these requirements. For pets that meet these requirements, this might be a favorable choice. They get to be near their owner, and are protected in their carrier during the travel experience.

Airline travel has changed during the COVID-19 pandemic. Travelers should look into various airline policies regarding pets, service animals, and emotional support animals. Online resources such as Guide to Flying with an Emotional Support Animal may provide helpful information.

Air travel by cargo may be the only option if the pet is large. While the vast majority of pets that travel by cargo do well, some issues give owners pause for concern. The U.S. Department of Transportation publishes a monthly report to assist consumers with information on the quality of services provided by airlines. According to the June 2020 report, there was one report related to pet relocation. Recently many airlines have suspended the option for pets to fly in cargo. From a pet’s perspective, this type of travel may be more challenging. Since they will not be in sight of their owner, they may not feel happy and secure.

Rail Travel on Amtrak

Amtrak allows pets to travel by rail provided they meet certain guidelines:

  • Up to 20 pounds (pet and carrier)
  • Trips no longer than 7 hours
  • Signed pet release and indemnification
  • Pet must be at least 8 weeks old, odorless, harmless, and not disruptive

Notably, pets must travel with a human. Amtrak does not ship pets, or allow them to travel as a checked bag. With their owner along for the ride, travel by rail might be a surprisingly easy and pleasant option. The built-in limitation for 7 hour trips might benefit both the employee and their pet by providing scenic stops along the journey. Pets that meet the requirements may find this to be a favorable option.

Specialized Pet Transport

The International Pet and Animal Transportation Association is an organization of professional pet shippers. With members located in more than 80 countries, IPATA pet shippers work together to provide safe and secure pet relocation. There are specific requirements that must be met, such as vaccinations and health certificates. If the employee’s timing is critical and they are not able to bring their pet through air travel, IPATA may provide an option to meet their needs. From a pet’s perspective, if they can’t travel with their owner, then traveling through a professional service might be a viable option.

International Pet Relocation Health, Vaccinations, and Possible Quarantine Requirements

The United States Department of Agriculture Division of Animal and Plant Health Inspection Service notes there may be health requirements specific for international destinations. These requirements may include obtaining a health certificate, updating vaccinations, requisite diagnostic testing, or administration of medications.

The international relocation may require quarantine time for the pet. For example, pet relocation from the United States to Taiwan requires the importer to “…apply for an import permit and make a reservation of the post-entry quarantine space from animal quarantine authority at the port of entry.” Also, “When conducting the quarantine inspection, BAPHIQ (animal quarantine authority) will check the veterinary certificate and detain the dog or cat at the designated post-entry quarantine location for 7 days. During quarantine detention, the blood of the dog or cat will be sampled and tested again for rabies antibody.” Ultimately, pets that may need to undergo quarantine are bound to not be the happiest tail-waggers. However, when they are reunited with their owners, their happiness may increase. Especially if the owner shares big hugs and some delicious pet treats.

What Does This Mean?

It is important for new hires and transferees to understand issues related to pet relocation. Employers should be sure to extend the same level of service to pets as they would to human members of the relocating employee’s family. They should also ensure safe animal transportation options are available.

Employers should work with a qualified and experienced Relocation Management Company (RMC) that can provide guidance for safe and reliable pet relocation. RMCs can help clients and transferees understand how to arrange for the best pet relocation options.
